I just took a job in OH. They wanted me there within 30 days. I just found a property I was interested in pursuing and submitted an offer. Offer accepted and now I am faced with selling my property as quickly as I can for as much as I can to allow this to be a positive venture. I'd seen many of these commercials on tv promising to sell your home fast for more than the value. They would even give you more time in the home if you needed. We also received a referral from our realtor in Ohio. I was stressed and thought that this company that can sell you home in hours could be able to work some magic for me too. I needed immediate action, but when we spoke with them the action would not begin for a couple weeks. We told them that would not work. They said they would make some calls and see what they can come up with. Found a cash buyer, but offering $30K under what I needed to make this a positive venture. We gave the contract to Rachel and she never disappointed us from beginning to end. She came to the meeting prepared with comps and figures about what she felt our property was worth. We too advised her of what we needed. She set the bar even higher and said let me go to work for you. She knew our time table. She listed the property within 24 hrs. Due to time constraints she even posted pictures she took herself since the photographer couldn't make it for a couple days. Rachel kept us up to date with her progress at every turn. Within 48 hours she received a call for our 1st showing. In anticipation of our upcoming move, Rachel even found the time to find some boxes so that we could begin packing. Rachel also made the time to stop by each day. We felt like we were her only client seeing how dedicated and committed she was to us. Rachel was willing to help with anything. Even took some things to Good Will for us. Well the 1st showing went well. The clients made a full price offer which was $20K above what I needed. At this point with some realtors they feel the race is over, not Rachel. Rachel slammed that pedal down and truly showed why she will always be the right person to sell your home. Rachel got the contracts over to us fast. Rachel also wanted to know more of the details of the clients looking to purchase our home. Rachel immediately reached out to the lender to discuss our timeframe. Rachel also voiced her concerns and stated she would need to stay on top of this specific lender. Another added value that you get with a seasoned pro. The lender believed that they could meet the deadline of 30 days or less. Rachel continued to stay on top of the other realtor, the lender, keeping us up to date on inspection times and what more we needed to do. As we got closer to our closing date, we had completed our packing and nearing our departure. On D-day the house did not close as expected. The lender was not doing everything they could to get this done and the realtor was not keeping his clients informed. Rachel was now pushing harder on them due to there lack of performance and commitment to there client and to us. In the end the home closed 5 days late. Could have been much worse if not for everything Rachel did to make it happen. Rachel never rested during this process. We spoke or text daily to understand where we were at by the end of each day. When I tell you this woman is amazing I mean it from the core of this earth to the depths of deep space. I never plan to move again, but if I did I would want Rachel Ryan as my realtor every time. My rating does not end at 5 stars. My rating ends at as many stars you can count when you look up into the sky on a clear and dark night. She did an OUTSTANDING Job!!! I had a vacant lot in Arizona. I periodically would call realtors, and business's, about the market conditions. It had been a couple of years, and I was ready to do that again. Instead, Rachel had kept my name, and called me, to see if I knew the market had changed.
